I know it’s been bitterly cold lately but if you are planning on putting your home up for sale in the coming spring market now is not the time to sit on your hands. I’ve compiled a list of my Top 5 Must Do’s that will help you get the top dollar and the fastest close on your home. The top five strategies for selling your home are:
#1 Price it Right. The first step as you prepare your home for sale is to have a conversation with your realtor, (hopefully that’s me!), about your home’s value. Most people do have an idea going in to the discussion about what they think their home is worth. It’s usually based on the homes right around them that have sold recently, but you might not have all the details. A realtor can help you price it right which in turn can get it sold fast.
#2 Curb appeal. You want people who drive buy to get a good feeling and you want them to come in at the open house. Keep the lawn neat, freshen up the flower beds and control those weeds.
#3 Neutrality. Your color scheme inside should be neutral and inviting. I know you spent hours painting your daughters room in a lovely shade of purple seven years ago right before her birth. Not to be insensitive, but take some pictures and then paint. People need to be able to envision their things in the space. You did that yourself when you bought the place.
#4 De-clutter. This doesn’t mean empty the place and move out but there are steps to take. Empty most of the bookcases and box up the DVD collection. Clear the mantel. Put your mail away. If the rooms are chock-full of furniture, de-chock them! Rent a storage locker or use a relative’s garage but clear out that space. It’s all about creating the feeling for the BUYER that the home is roomy enough for their needs. They’ve already decided to visit the home either because of its location or because it looked inviting. Don’t blow it by over-stuffing your home.
#5 Clean. Keep it sharp and clean. Keep carpets vacuumed and floors swept. Dust, clean the windows and keep the bathrooms spotless.
